The Texas Real Estate Commission sets the residential contracts DFW deals use, and the option period they define is the buyer’s window to conduct due diligence, including specialty testing, before committing.

TREC describes the option period as the time for a buyer to conduct inspections beyond a walkthrough, and states that a hydrostatic test must be separately authorized in writing by the seller and that only a licensed plumber may perform it.
